Bailey Property Inspections provides residential and commercial property inspection services in Bedford, Indiana and surrounding areas. All inspections are conducted by licensed inspectors in accordance with the applicable Indiana Standards of Practice.
Inspections are visual in nature and are limited to accessible areas and components. We do not perform destructive testing, move personal property, or inspect concealed systems. Our findings reflect the observable condition of the property at the time and date of the inspection only.
An inspection is not a home warranty, guarantee, or insurance policy. It does not imply that the property meets code requirements or that all deficiencies have been identified.
4. Inspection Reports
A written inspection report will be delivered to the client named in the inspection agreement, typically within 24 hours of the inspection. Reports are prepared for the exclusive use of the named client and are not transferable to third parties without our written consent.
Opinions expressed in the report are those of the inspector and are based on conditions observed at the time of inspection. We are not liable for conditions that were not visible, accessible, or apparent at the time of inspection, or that develop after the inspection date.
5. Payment
Payment for inspection services is due at the time of the inspection unless other arrangements have been made in advance. We accept cash, check, and major credit cards. Inspection reports will not be released until payment is received in full.
6. Cancellations & Rescheduling
We understand that real estate transactions move quickly. If you need to cancel or reschedule, please contact us as soon as possible at (812) 567-1730.
Cancellations made less than 24 hours before a scheduled inspection may be subject to a cancellation fee. We reserve the right to determine whether a fee applies based on the circumstances.
7. Intellectual Property
All content on this Site — including text, graphics, logos, and inspection report templates — is owned by or licensed to Bailey Property Inspections and is protected by applicable intellectual property laws. No content may be reproduced or commercially exploited without our prior written permission.
Inspection reports delivered to clients are licensed for personal use in connection with the specific property transaction for which the inspection was conducted.

10. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, BAILEY PROPERTY INSPECTIONS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF THIS SITE OR OUR INSPECTION SERVICES.
Our aggregate liability for any claim arising from an inspection is limited to the fee paid for that specific inspection. This limitation applies regardless of the theory of liability and even if we have been advised of the possibility of such damages.
11. Governing Law & Dispute Resolution
These Terms are governed by and construed in accordance with the laws of the State of Indiana, United States of America, without regard to conflict-of-law principles.
Any dispute arising out of or relating to these Terms or our services shall be resolved exclusively in the state or federal courts of competent jurisdiction located in Indiana. You hereby consent to personal jurisdiction and venue in those courts.
12. Changes to These Terms
